4 Common Causes of Chimney Leaks

Chimney maintenance is best done during the off-season, because issues like chimney leaks can affect the roof, and you’ll have plenty of time to fix such issues before you need to use it. In today’s post, Universal Roofing Specialist LLC shares the most common causes of chimney leaks.

  1. Missing chimney cover. A chimney cover or chase cover blocks rainwater from getting inside. Chimney covers are typically made of stainless steel and are slightly sloped towards the edges, which push rainwater onto the rooftop. Without a chimney cover, rainwater would go straight down the chimney, resulting in leaks.

  2. Worn-out bricks and mortar. Chimneys with brick exteriors often require a greater degree of maintenance because they’re more prone to cracking, making them an entry point for moisture. Fortunately, it is possible to have brick exteriors waterproofed. Traditionally-designed chimneys can be tuck-pointed and damaged bricks can be replaced.

  3. Missing or damaged flashing. Flashing is the sheets of metal that protect vulnerable parts of the roof, including bases of chimneys. Flashing can be dislodged by high speed winds, leaving the gaps vulnerable to leaks. Regular roof inspections will let you spot missing or damaged flashing — make sure you have your roofer replace them (as well as perform repairs as needed) to ensure protection against leaks.

  4. Condensation in the chimney flue. Sometimes what looks like a leak isn’t actually one. If condensation builds up in the chimney, it could flow back down into or around the hearth. The problem with this kind of leak is the moisture may not even reach the areas that you can see, and may contribute to mold and mildew growth. Fireplaces that are converted from wood-burning to gas are more prone to this because of the moisture in the exhaust, but it can be fixed by installing a chimney liner.
